They know the ins and outs of every possible avenue when it comes to buying and/or selling. If you're on the selling end, they do everything they can to help sell quickly, while still getting you the highest market value possible. Buying a home in Indiana—what to know.

  • Cost-Effective Living: Indiana’s real estate market, with a median sale price of $250,200 (considerably lower than the national median of $411,868), offers an attractive proposition for potential home buyers. This affordability extends to Indianapolis, the state’s capital, where the cost of living is 7% below the national average. Indiana’s competitive pricing makes comfortable living more accessible, making it an attractive option for affordable home ownership.
  • Outstanding Higher Education: Indiana hosts renowned universities, including Indiana University with standout campuses like Bloomington and Purdue. These institutions consistently rank among the top public universities nationwide, offering diverse programs. Ball State University is recognized for its strong education and telecommunications programs, while the University of Notre Dame, a prestigious private Catholic research university, further enriches the state’s higher education landscape.
  • Varied Seasons: Indiana undergoes all four distinct seasons, each with its unique charm. Spring brings blooming flowers and renewal, while summer offers ideal warm, sunny days for outdoor activities. Fall transforms the landscape with vibrant leaf colors, creating stunning scenery. Winter, though cold, blankets the state in peaceful snow.
  • Convenient Access to Major Cities: Indiana’s strategic location near major cities is advantageous, providing residents with the best of both worlds. Easy access to urban centers like Chicago and Louisville means enjoying top notch cultural attractions, entertainment, and job prospects. Hoosiers can savor urban perks while embracing Indiana’s laid back vibe and affordable living.
  • Vibrant Agricultural and Farming Communities: Indiana’s fertile lands are vital for growing crops like corn and soybeans, significantly contributing to the agricultural industry and national food production. Abundant farmers’ markets, local produce, and farm to table experiences in Indiana provide fresh and wholesome food options.

buying a home with Indiana buyers agents

Indiana buyers agents provide Key Tips for Homebuyers in Indiana in 2024:

  • Check Your Financial Health: Utilize home affordability calculators to assess your financial readiness. These tools consider factors such as your income, debts, location, and down payment. By using these, you can ascertain your monthly mortgage payment and other associated costs of home ownership.
  • Plan Your Down Payment and Closing Costs: Plan your down payment after determining your affordable house value. While 20% is common, choose your own amount. The average varies based on mortgage type. If your upfront payment is less, your lender might require private mortgage insurance. First time Indiana buyers may also find closing costs surprising. Allocate 2-5% of the total purchase price for these out of pocket expenses, similar to your down payment.
  • Get the Preapproval Letter For Your Mortgage: During the house buying process in Indiana, obtaining a mortgage pre-approval is crucial to determine the amount you can borrow for your home purchase. This letter serves as evidence that you are a committed buyer actively working with lenders to secure financing.
  • Initiate Your Home Search: Traditionally, real estate agents play a pivotal role in assisting homebuyers throughout the purchasing process. These professionals also search the MLS and local inventory to curate a tailored list of potential properties.
  • Make an Offer: Improve your offer for a preferred home by including the offer price, preapproval letter, and down payment proof. Incorporate contingencies and purchase terms like a home appraisal and inspection. To enhance appeal, think about waiving some contingencies or providing cash. After counteroffers, negotiate and also proceed to accept or reject. Upon acceptance, sign the purchase agreement, initiate an escrow account, and deposit 1-2% of the purchase amount.

Is 2024 a good time to buy a home in indiana?

As forecasted by real estate experts, 2024 holds promise for home buyers, and Indiana Buyers Agents anticipate favorable conditions. According to F.C. Tucker, a leading agency, the year is expected to bring positive news for those seeking a home. The encouraging outlook is mainly attributed to the anticipated sustained decline in interest rates, enhancing affordability and accessibility for potential buyers.

In essence, the decreasing interest rates and a growing inventory of houses positions 2024 as an opportune moment for prospective home buyers to make their move in the real estate market. As the year unfolds, individuals looking to embark on the journey of home ownership can leverage these favorable conditions to realize their housing aspirations with enhanced financial feasibility and an expanded array of housing options.

Indiana real estate market 2024

Implications and Trends

In December 2023, Indiana’s home prices increased by 3.3% year-over-year, reaching a median price of $239,700. Meanwhile, annual home sales decreased by 12.2%, with 5,593 homes sold in December this year compared to 6,368 last year. The median days on the market was 30 days, up 2 year over year.

The direction and pace at which home prices are changing are indicators of the strength of the housing market and whether homes are becoming more or less affordable. The median price of a home in the United States is currently $239,700.

Indiana Housing Market Forecast for 2024

Indiana homes continued to sell at eye-popping prices last month. The median home sale price rose 4.8% year over year from $238,800 to $250,200 in September. The number of homes listed on the market also declined by 7.7% YoY from 23,071 to ~21,000 homes, with only 2 months of supply. Does the scarcity of houses make Indiana a seller’s market? Let’s look at the facts. New Albany homes sold for a median sale price of $212,000 in September, up 32.58% year over year. Moreover, homes in Bloomington sold for a median sale price of $322,000, a 14.00% increase year over year. There were a few markets in Indiana where prices declined year over year.

Interest rates are at record highs, with few home buyers. But the inventory is so low that 25.80% of homes sold above the list price!

If you are a home buyer: Consider purchasing a home now to avoid bidding wars and secure potential seller concessions, advised by Indiana Buyers Agents. Despite an 8.5% interest rate and substantial mortgage payments, waiting may not lead to lower rates in the near future. Keep the option of refinancing in mind and rely on the guidance of Indiana Buyers Agents for informed decision making in the current market.

If you are a home seller: You can lock in Indiana’s high home prices. The scarcity of homes in Indiana makes it a seller’s market. Homes listed on MLS sell faster and for 17.5% more than off-MLS homes.
