Pending Sales: The number of homes for sale surged by 34.27% YoY, totaling approximately 2,800 in Utah currently.

Months of Supply: Utah’s average months of supply is 3.9 months, indicating high demand amidst low supply, though slightly above the national housing market.

Home Sellers Returning in 2024: Sellers who held back in 2023 will rejoin the market, particularly those with new job opportunities or seeking affordable housing options. Analyst Whitney, known for predicting the 2008 financial crisis, forecasts that downsizing baby boomers will add up to 30 million housing units.

Stabilization of Mortgage Interest Rates: After reaching a peak of 7.79% in October 2023, mortgage rates dipped to 7.35% in November due to a softer labor market and economic slowdown. Despite remaining above 6%, rates are expected to stabilize in the second half of 2024.

Rise in Homebuyers: Historically high interest rates deterred buyers in 2023, but demand rebounded when rates dropped to 7.35% in November. With easing inflation and stable rates, more house hunters are expected to enter the market.
